Housing construction and improvement of housing conditions in the Novosibirsk region is one of the priority directions of the regional development, the center of which is the metropolis of Novosibirsk. The analysis of socio-economic changes in the morphology of the residential environment of the Novosibirsk region and Novosibirsk for 2005-2019 is presented. The results of different, interdisciplinary researches conducted by sociologists, economists and architects on various aspects of urban planning and housing policy are summarized. In the course of the research, the following main methods were applied: socio-economic and comparative methods, generalization, as well as methods of data collection and processing, analysis of regulatory materials, and the graphic method. A comparative dynamic analysis was performed for the time period mainly 2008-2018. The official data of the Federal State Statistics Service of the Russian Federation, state housing programmes, analytical materials and various reports were used. As a result of the research, the features of housing construction and housing acquisition in the Novosibirsk real estate market were identified. Special attention was paid to the issues of high-rise development. Conclusions are made about significant improvement of housing conditions of the population and achievement of the goals of housing programmes in the region. There is a dissonance between the unavailability of high-quality housing in the city of Novosibirsk and increasing opportunities for citizens to buy cheap small-sized housing in less well-developed areas of the city, which does not allow to overcome the colour disorganization and make the structure of its living environment homogeneous. The obtained results can be used for further theoretical and empirical research in the field of real estate economics, housing sociology and urban sociology, as well as for improving the regional housing policy.
